Avoided a $50K Mistake

In the middle of an office lease, a tenant requested a $50,000 remodel in exchange for extending their lease. The local leasing broker was pushing the deal despite the tenant's small square footage and local credit. We insisted on reviewing tenant financials first. When the tenant refused to provide financials, we denied the remodel. 6 months later, the tenant's business cratered and they defaulted on their lease. We later backfilled the space in 'as-is' condition with a new tenant. Result: $50k Wasted Remodel Expense Avoided

Off Market Deal Analysis

A client was approached with an unsolicited off-market deal from a broker they didn't know. The agent verbally implied the investor's offer was more likely to be accepted if the agent represented both sides of the deal. Rather than forcibly insert their own representation and risk losing the deal, the investor looped us in to advise and direct due diligence efforts. The investor tied up the property and was able to leverage numerous due diligence findings to secure a better deal at close. Result: Great Off Market Purchase With A Trusted Second Opinion

 Operating Expense Review

A client's property manager sent quarterly operating expense statements our client didn't have time to scrutinize. We noticed that the HVAC repair costs were significantly above normal. The HVAC vendor had been advised to keep band aiding units at all cost. We interviewed two other HVAC vendors and negotiated a bulk discount to replace several HVAC units a once. The following year, HVAC repair expense dropped $15,000. We also cut down tenant complaints from failing units. Result: Saved $10k with a bundling discount and lowered repair costs $15k a year.

Plan

You share portfolio details. We spend 10 hours reviewing, then deliver a high-level opinion of value and three specific ideas to increase revenue or lower expenses.

Ongoing Assignments

What is your pricing structure?

We offer an initial strategy session for free to understand your needs and confirm fit. Following this initial consultation, our expert consulting services are available at a rate of $150/hour. Engagements can range from single consultations to ongoing arrangements, depending on your needs and portfolio complexity.

I already have property managers. Why add another layer?

We don't replace your managers—we optimize their work. Your managers handle day-to-day; We watch performance and strategy across the entire portfolio. 

Will I have to adopt new software or systems?

We work primarily through email and phone. We can recommend moving to property management software like Yardi to improve financial reporting, but this is optional and usually implemented through your managers, not forced on you.

Will you be collecting rents or fully managing properties?

No. Your property managers continue to collect rents and handle day-to-day operations. We focus on portfolio strategy, oversight, deal vetting, and special issues like problem tenants or large repairs.

Isn't this just an extra monthly expense?

If we are not adding value, you shouldn't keep us. A single bad acquisition avoided could save hundreds of thousands. Expense savings, renegotiated contracts, and avoided mistakes typically cover his fee many times over.
